Smith Equity Builders, Inc. can provide any or all of the following services. We pride ourselves on insuring maximum value to clients through a fixed price proposal or hourly basis for any assignment from 1 hour to 3 years of commitment. When making million dollar decisions, the cost of a third party review or sounding board is invaluable to all owners.
PROJECT FEASIBILITY AND FINANCIAL ANALYSIS
- Preparation of detailed development budgets and project pro forma financial statements to assist in making the "go/no go" decision
- Reviewing market fundamentals to determine proper product mix and pricing
- Commission appraisals and/or market research studies from leading market consultants
- Analysis and recommendation of the optimal project capital structure which maximizes returns to equity partners
- Prepare financing packages for submission to debt and equity capital providers and recommend potential capital sources
TRANSACTION SUPPORT/DOCUMENT CONTROL
- Recommend and solicit services of qualified real estate attorneys, land use consultants, architects, engineers and other consultants to support development
- Work closely with legal counsel and other third party consultants during the negotiation, drafting and review of governing project documents and critical legal documents
- Act as liaison or assist owner with investors, lenders, service providers and government agencies throughout the acquisition and development phases
- Keep detailed records of all project documents and prepare meeting minutes
- Maintain checklist of critical dates and the completion/submission of key documents

Work
along with Local Government liaisons to develop and implement a strategy
for plan approval process

Preparation,
and distribution, monitoring and insuring adherence of Program schedule
closely monitoring critical hearing or dates

Coordination
of Documents/Exhibits for Hearings and Submittals for Application
or Site Plan Approval

Develop
strategy and prepare discussion of pros and cons of various delivery
methods including Design-build, lump sum, guaranteed maximum price
contracts, or cost-plus.
DESIGN PHASE
-
Preparation
of an RFP for any design services you may require

Preparation,
distribution, monitoring and insuring adherence to Program design
schedule and updates

Qualification
and Recommendations on Consultants

Prepare
and Solicit interest in an RFP for Design Competition for Owners review
of Alternate design schemes

Review
and comment on all contracts with local designers to insure inclusion
of deliverables and schedules consistent with the program schedule.

Critique
and comment on Design schemes and preparation of relative cost conceptual
estimates

Preparation
and suggestion of List of Value alternatives for Team consideration

Expediting,
monitoring and review of design work by any local consultants and
insurance of locally competitive and cost effective building systems

Preparation
of in house estimates with or without subcontractor input, providing
accurate pricing without committing to a CM early

Coordination
between local design consultants and your corporate consultants

Permit
coordination and applications
BIDDING
AND NEGOTIATION PHASE

Develop
strategies for optimal time for contractor solicitation based on the
project requirements and status of the design documents

Facilitate
coordination and direct owner contracts of early scopes such as sitework
or demolition if required

Preparation
and management of a RFP to all qualified CM's

Evaluation
of proposals and recommendations

Review,
comment and assistance in negotiation of contract form and language

Preparation
and Solicitation of alternate pricing or phasing plans as desired
or considered by owner.
CONSTRUCTION PHASE

Preparation
and distribution of Construction schedules and updates

site management including weekly meeting attendance

of Monthly reports to Boards or Owners regarding Contractor schedule,
budget, requested changes, and critical project issues with recommendations

changes for negotiation by SEB or others.
